The underlying transaction
The client was undertaking an extensive renovation of a super-prime residential property in Holland Park, London.
What was missing
Owing to the client's overseas residence, their small UK footprint, and the very high value of the works, the Contractor was concerned to ensure that before extending them a significant line of credit to carry out the works there was some security here in the UK.
Our role
On the initial instruction of the client representative, we established a three-way escrow agreement between us, the client and the contractor, under which we held a significant sum (approx. 3-4 months' of forecast valuations at the peak of the works) over a number of years to provide the contractor with security.
